Program Manager – Real Estate Development
Location: Raleigh, NC
Salary: $110K - $120K
SIRIS is seeking to add a Program Manager to our team. The Program Manager reports to the Senior Project Executive. The primary responsibility of this position is to provide project management services across an assigned Mixed-Use Development Mega Project with a particular focus on the legal, financial, real estate, organizational structure, and processes of the commercial development project. This project may include a mix of healthcare, hotel, retail, restaurant, and entertainment. This position works across various functional areas and teams including senior executives, political leaders, consultants, designers, contractors, vendors, and other third parties to ensure successful tracking, reporting, and execution of overall project initiatives.
Responsibilities:

Work as a point of contact on-site for the assigned Real Estate Development Project.

Provide support to clients on legal, financial, real estate, and organizational structure and processes of the commercial real estate development project.

Adhere to the company framework and processes as defined by the VP of Operations and the Senior Project Executive.

Contribute to the ideation and evolution of the project framework and processes with the VP of Operations and Senior Project Executive.

Participate in, and sometimes lead, in-person and virtual meetings regarding projects.

Manage relationships with stakeholders and vendors to successfully execute the project, while also preparing relevant documentation (schedule, budget, return on investment, critical to return assessment, closeout reports, etc.).

Create presentation decks and related collateral for executive leadership and all stakeholders.

Manage the strategy through construction closeout and monitoring of the project.

Prioritize and communicate information throughout the project’s life cycle to all stakeholders.

Track and manage the project scope, budgets, financials, schedules, risks, and deliverables for the full project lifecycle.

Provide on-site project management supervision as required.

Manage the implementation of SIRIS best practices throughout the project.

Manage the SIRIS contract, invoicing, and initial change order negotiation and
documentation with the Clients.

Manage all project financials and financial reporting in close collaboration with Senior Project Accountant.
Required Competencies:

Technical Capacity – Understanding of the technical and conceptual aspects of placemaking, planning, design, and construction for large, mixed-use projects with a focus on healthcare.

Leadership – Ability to lead a project onsite, contribute to the team’s performance, and make key adjustments that help move the project team in a single direction.

Communication Proficiency – Ability to communicate both verbally and in written form and the wisdom to know what mode of communication to use.

Business Acumen – Understanding of Business principles and ability to apply those principles to improve the company's profitability and development.

Presentation Skills – Able to develop and deliver dynamic presentations to client groups and have great story-telling skills.

Collaboration – Able to work both with internal and external team members and manage complex stakeholder relationships.

Proficiency with Microsoft Project/PowerPoint/Excel.
